SPACE TO BREATHE, ROOM TO GROW
Inspirational greenspace brings the great outdoors to the doorstep too. Water Meadow Place’s own expanse of grassland, edged by hedgerows and mature trees, leads across the meadows that lend their name to the neighbourhood to the River Wey, and seamlessly to the countryside beyond. A newly constructed boardwalk ensures this is an ideal neighbourhood running track, yoga space, and meeting place. It’s an invitation to live a contemporary country life, in balance, touched by nature.
The necessities of everyday living are no less convenient or considered, a stroll away in Elstead.
AN AREA OF OUTSTANDING NATURAL BEAUTY
The village of Elstead is located close to the River Wey, which passes alongside the northern boundary of Water Meadow Place. The River supports a flourishing recreational community: rowing, kayaking and even Sea Scouts.
Elstead Common is nearby, a heathland managed for wildlife from toads to dragonflies and just one of many National Trust nature reserves to explore.
A little further away, the breathtaking Surrey Hills Area of Outstanding Natural Beauty offers an extraordinary variety of habitats, as well as superb walking and cycling possibilities – among them rides to the famous Box Hill and the Devil’s Punch Bowl.
A THRIVING VILLAGE LIFESTYLE
Elstead’s pretty triangular green is the centre of a diverse scene of clubs and get togethers, sporting and otherwise, that make for a thriving village life appealing to all ages and interests.
In addition, besides the fundamentals of GP and dental surgeries, nurseries and primary schools, Elstead is replete with historic pubs and fine restaurants, a post office and independent shopping.
From Water Meadow Place, a short drive takes in Godalming, Guildford, Haslemere and Farnham, offering a comprehensive range of shopping, from high street to high end, as well as entertainment and amenities: museums, theatre, art house and multiplex cinemas; comedy clubs, live music and – for those brave enough – even open air Lidos.
PERFECTLY PLACED ON THE LEARNING CURVE
Finding the right school is an essential component of making the right move. From nurseries to secondary schools, Water Meadow Place is spoilt for educational choice: a popular pre-school is held in Elstead’s own village hall, just one of a number, and there are several primary schools just a short drive away.
Further afield, but easily reachable on the school run or by bus, is a selection of sought-after state secondary schools, as well as renowned independent day and boarding schools.

NATURE AT ITS HEART
Natural green space is part of the fabric of Water Meadow Place. An extensive area of open, protected land forms part of the neighbourhood, to benefit the natural environment and residents alike. This incorporates a variety of habitats including a river, grassland, hedgerows and trees.
There will be approximately two kilometres of circular paths, with a boardwalk to ensure accessibility throughout the year, which will link to existing and new footpaths into and around the village.
